Officers recommend refusal — but on drainage alone
The officer's report recommends refusing LU/72/25/OUT, with drainage the sole reason. Retail harm is acknowledged but dropped from the refusal reasons — leaving nothing else in the way if drainage is later resolved.
Norway Lane recommended for refusal on retail harm — so why not Courtwick Lane?
The parallel former Body Shop site scheme (LU/93/25/PL) is recommended for refusal on retail impact grounds at the same 22 July meeting — raising an obvious question about consistency.
Decision expected 22 July: application heading to Planning Committee
Arun's Planning Committee meets at 2pm on Wednesday 22 July and we expect LU/72/25/OUT to be decided there. The officer's report and agenda should be published around a week before — and drainage objections remain unresolved on the public file.
Council's own evidence: New Courtwick Lane would harm Wick and Littlehampton
ADC's retail adviser finds adverse impact on Wick local centre and up to −23% cumulative impact on Littlehampton town centre — pulling against the £20m Pride in Place investment in Wick.
What's Proposed?
- Large new foodstore
- Two drive-thru outlets
- Industrial and warehouse units

Why You Should Object
- More traffic, congestion, and safety risks
- Noise and disruption from late-night commercial activity
- Loss of green space and visual amenity
- Fast food near White Meadows & Lyminster primary schools
- Impact on local shops and a nearby area of recognised deprivation
- Unacceptable cumulative pressure from this and the already approved expansion of the Minster Court industrial site
Important: While names like McDonald's, Costa, or Aldi are mentioned in the proposal, they are not confirmed tenants. This is a marketing tactic used to gain support. The actual businesses could be less desirable — such as vape shops, generic takeaways, or discount outlets — that may not reflect community preferences or character. Although not a planning objection on its own, please don't be swayed by the brands listed without guarantees.

A separate, already-approved development is planned at the Minster Court site (Planning Ref: LU/133/23/PL) on Courtwick Lane, directly opposite Goldcrest Avenue. Although work has not started, the plans include:
- New commercial buildings and access roads
- Loss of mature trees and existing car parking
- A new site entrance on Courtwick Lane
